Overview

LŌ-GOI Yen Phong is a next-generation industrial and logistics complex strategically developed in Yen Phong, Bac Ninh Province — one of Northern Vietnam’s most important manufacturing and supply chain hubs. Spanning approximately 12.1 hectares, the project is strategically positioned near Noi Bai International Airport, National Highway 18, and the Hanoi – Thai Nguyen Expressway, allowing convenient connectivity to Hanoi, Hai Phong Port, and key industrial corridors across Northern Vietnam. The development is especially suitable for high-tech manufacturing, e-commerce, logistics, and distribution businesses seeking a modern and internationally standardized industrial environment.

Developed as Northern Vietnam’s first large-scale two-storey industrial and logistics complex built to LEED Gold standards, LŌ-GOI Yen Phong delivers a highly innovative warehouse model designed to optimize land use efficiency and operational performance. The project offers a total gross leasable area (GLA) of approximately 115,499 sqm, while the total floor space exceeds 139,000 sqm. Each floor features an impressive clear height of 12.5 meters, accommodating high-standard racking systems up to 10.5 meters in height. Dedicated truck ramps allow direct loading and unloading access to the second floor, significantly improving logistics circulation and operational efficiency. In addition, the super-flat and ultra-durable floor system is engineered to support loads of up to 3 tons/sqm, making the facility suitable for automation systems, robotics operations, and advanced logistics technologies.

Sustainability is one of the project’s defining features. LŌ-GOI Yen Phong has officially achieved LEED Gold certification from the U.S. Green Building Council (USGBC), reflecting its strong commitment to energy efficiency, environmental responsibility, and ESG-oriented development. The project integrates energy-saving LED lighting systems, natural ventilation solutions, rainwater harvesting systems, eco-friendly construction materials, and rooftop solar integration to reduce operational costs and environmental impact. Green landscaping, fruit orchards, and softscape areas are also incorporated throughout the campus to create a cooler microclimate and enhance workplace wellbeing for tenants and employees.

Beyond its modern infrastructure, LŌ-GOI Yen Phong also offers an integrated industrial ecosystem combining warehouses, manufacturing facilities, office spaces, and professional facility management services. The project is managed according to international operational standards with advanced digital monitoring systems that optimize asset management, energy usage, and daily operational performance. With its strategic location, LEED Gold certification, large-scale infrastructure, and future-ready industrial design, LŌ-GOI Yen Phong sets a new benchmark for sustainable industrial and logistics developments in Northern Vietnam.
