Overview

Leadvisors Tower is a premium Grade A office building located at 643 Pham Van Dong Street, Nghia Do Ward, Hanoi (formerly Bac Tu Liem District). Developed by LeadvisorSanei Hospitality Holdings (LS Holdings), a joint venture between Leadvisors Capital Management (Vietnam) and Sanei Architecture Planning Co., Ltd. (Japan), the project was completed and put into operation in Q3 2019. Widely recognized as Hanoi’s first “true Japanese office building,” Leadvisors Tower combines Japanese architectural design, wellness-focused workplace concepts, and international-grade building specifications.

Strategically positioned on Pham Van Dong Boulevard (Ring Road 3), one of Hanoi’s most important transport corridors, the tower sits at the gateway to the city’s rapidly expanding western business district. The location offers excellent connectivity to Starlake Urban Area, the Diplomatic Corps Area, West Lake, My Dinh, and Noi Bai International Airport, making it particularly attractive to multinational corporations, technology firms, and Japanese enterprises.

The building comprises 25 above-ground floors and 3 basement levels, with a total gross floor area of approximately 27,726 m² and around 20,000 m² of net leasable office space. Typical floor plates range from 750 m² to 970 m², allowing flexible subdivision while still accommodating large corporate headquarters. The office floors feature a minimum ceiling height of 2.55–2.60 m, floor-to-ceiling glazing, and highly efficient layouts that maximize natural daylight and panoramic views over the Red River and the city skyline.

A defining characteristic of Leadvisors Tower is its Japanese-inspired design philosophy. The building was designed by renowned Japanese architect Yamaguchi Toyohiko of Sanei Architecture Planning, drawing inspiration from traditional Kyoto architecture. Distinctive features include landscaped Zen gardens located on the ground floor, the 10th floor, and the rooftop, creating tranquil breakout spaces that promote employee well-being and productivity. The double-skin glass façade improves thermal insulation, reduces noise, and enhances energy efficiency.

Leadvisors Tower is also among the first office buildings in Hanoi to achieve EDGE Certification, recognizing its performance in energy efficiency, water conservation, and sustainable building operations. The tower incorporates a high-performance Toshiba VRF air-conditioning system, intelligent building controls, energy-efficient façade systems, and environmentally responsible operational practices.

The building’s technical infrastructure meets international Grade A standards. Facilities include 5 KONE smart passenger elevators and 1 service elevator, 100% backup power supply for up to 24 hours, international-standard fire protection systems, CCTV surveillance, professional reception services, and Japanese-standard property management. Retail facilities, cafés, restaurants, and business-support services are integrated into the building to provide a comprehensive workplace experience.

Today, Leadvisors Tower is regarded as one of Hanoi’s most distinctive Grade A office buildings, offering a unique blend of Japanese design, green building principles, and modern workplace amenities in the city’s emerging northwest business district.
