Ho Chi Minh City's office market is evolving beyond the traditional focus on location and floor area.

According to NAI Vietnam's Q2 2026 market insights presented during Redefining The Workplace, the city's core remains its dominant office hub, with approximately 1.9 million sqm of current office supply and around 850,000 sqm of future supply forecast between 2026 and 2030.

At the same time, demand is becoming increasingly concentrated around higher-quality workplaces. Grade A office space is seeing stronger demand, while the CBD and emerging financial districts continue to benefit from occupier interest. ESG, wellbeing and workplace experience are also becoming increasingly influential in leasing decisions.

Market performance reflects this continued demand for quality. In Q2 2026, average Grade A net rent in the CBD stood at US$53.4 per sqm per month, compared with US$47.9 per sqm per month across Grade A offices citywide. Grade A occupancy stood at 85.1%.

The composition of occupier demand is changing too. In H1 2026, IT and technology accounted for 31% of transactions by area, followed by banking, finance and insurance at 27%. High-quality new supply continued to support office take-up during the period.

For Ms. Nhung, the direction of the market points towards a more considered approach to workplace selection. Businesses are increasingly looking beyond total square metres and asking what the workplace can deliver in terms of quality, experience and productivity. NAI Vietnam's outlook identifies this shift towards quality over quantity as one of the forces influencing the next phase of Ho Chi Minh City's office market.
